NARRATIVE

This split-level home built in 1974 showed signs of structural fatigue and water damage. While the quiet, spacious lot could support a much larger new home, the Owners expressed interest in remodeling and re-envisioning the existing home from the exterior envelope inwards.

Careful attention was paid to repairing and upgrading the exterior envelope in order to promote, ensure, and foster an multitude of (future) interior reconfiguration. Interior finishes were selected for durability and sourced as locally as possible. Rooms, cabinetry, and high touch surfaces were planned with Aging-In-Place strategies in mind.

Overall, the project achieved a high level of sustainability through the decisions to preserve existing high-embodied carbon components (concrete & steel), select durable materials and systems that will last, all while acknowledging and anticipating the inevitable changes of life and use within its walls. Through a focused and collaborative effort, this home provides a beautiful example of a mid-sized home transformed and prepared for the next 50 years.

MATERIALS & CONSERVATION

Fire resilient features: Entire home was resided with Hardi-board (Class-A) siding. Metal railings and Class-A decking.   

Natural Materials: Domestically sourced, hand-made clay tiles installed at the kitchen, bathrooms, and fireplace hearth.

Conservation: Milled lumber/slabs for use as shelving, a countertop, and interior feature wall.
